Bahrain Bay Development B.S.C., an iconic $2.5 billion project which is a joint venture between Arcapita Bank B.S.C. (Arcapita) and a Bahraini consortium of investors, was launched on December 12, 2006.

The Master planned waterfront development, with a total land area of 450,000 m2and total gross floor area of 1.450 million m2, designed around vibrant neighborhoods of residential, commercial, and retail spaces, all based upon the unique concept of an island connected by two bridges forming an inner harbor. The highly developed master plan, designed by Skidmore, Owings & Merrill.

The vision for plot with an area of 5,000 m2, and a building height up to 150 m, is a mixed-use building, prominently residential as stipulated in the Master Plan. The main components of the Project shall include a Residential Base & Residential Tower.

Tower Components:

Residential Base

The Residential Base is envisioned to be located on the lower portion of the building. This will be reviewed and considered in relation to the other components as we commence the Concept design phase, as per the Bahrain Bay Master Plan Design Guidelines.

The design will provide a podium which may contain drivers rooms, Car park (basement and above ground), storage as will be determined during the design phase using the Bahrain Bay Master Plan as a guide and the needs of the project.

Residential Tower

As currently envisioned, the Residential Tower would be located on the upper portion of the building. The approximate area of this component will be revisited during the design phase in accordance with the Design guidelines. The tower would contain apartments and is envisioned to have the following characteristics to name few:

  • Apartments
  • A mix of various size apartments, duplexes and penthouses, which may be modular depending on market demand
  • International standard five-star and/ or luxury amenities
  • Private plunge pools and roof terraces
  • Spa & Fitness Center


The Project will reflect leading international trends and incorporate global best practices leveraging the site location. It will offer a new lifestyle hospitality brand focused on the Middle East and North Africa region as well as Europe.

The development strives to reflect the region’s spirit, art of living and values in a contemporary setting and will be environmentally sensitive.

The whole idea of “Quality of life” will be the driving force for the development. The project will ensure that this principle is applied in all aspects to the development.

Design & Planning Consideration:

As per the Bahrain Bay Master Plan & Design Guidelines and to reflect our vision for the project our design and planning will take into consideration the following:

  • Design indoor/outdoor spaces being mindful of the weather and seasonality of Bahrain
  • Inclusion of adequate and well-planned parking
  • Superior access / egress solutions
  • Ensure adequate and distinct site servicing
  • Leverage synergies of related components
  • Maximize sea and landmark building views
