Al Oula Towers

Al Oula Real Estate Development Company, one of the largest real estate companies in the Kingdom of Saudi Arabia, with its Kuwaiti partner Amwal international investment company are designing and constructing the Al Oula Towers in Al Khobar.

The site area 39,731 m2 is positioned along the southern extension of the Gulf front of Al Khobar with water frontage of 110 m. the Project is located in the heart of the city on Prince Turki Street and along the southern extension of the city’s 300 meter long seafront, on the Arabian Gulf.

The internationally well known and respected SOM design consultant was commissioned for the design of this iconic mix-use complex

The total built up area is approximately 150,000 m2, and cover 19,866 m2 of the above plot, with the remainder being developed in a second phase

Project components:

1. Retail Centre

This mid to upper Centre has a gross built up area- 20,000 m2 and Retail letable area of 14,000 m2. The Retail is a luminous internal center defined by floating volumes, light filled voids and reflecting pools of water. Its organization promotes the flow of people through space.

2. Commercial Office Tower

With 250 meter high, 50 stories tower, gross built up area 50,000 m2 and letable area 40,000 m2. The tower pinnacle features a Clubhouse and restaurants providing a breathtaking panorama of Al-Khobar City, the Arabian Gulf and the surrounding landscape.

3. A 5 Star Hotel

With total gross built up area of 27,400 m2, within the office tower and is comprised of 250 rooms & suites. The Hotel contains a banqueting hall to accommodate activities ranging from wedding ceremonies to conferences for up to 1,700 people.

4. Festival Water Front

The Festival Water Front has 2,760 m2 gross floor area and 760 m2 letable areas. The Water Front has the Piazza, a large, light filled spacious area, with cafes, formal & casual dining, and shopping and entertainment opportunities.

5. Parking

The Parking is designed to serve the development and sized to attract the maximum visitors to the development. The gross built up area is 50,040 m2 is designated for the car parking facility.
